Phase I: Orientation and Selection Process<\/strong><\/p>\n

\u201cA good beginning is half the battle\u201d certainly applies here. In fact, the opportunities in Spain can be visualized as a funnel. It is a large country with unimaginable differences in nature, culture, (tourist) facilities, climate, lifestyle, price level and market developments. Within the various regions there are tens of thousands of properties offered by an enormous amount of real estate agencies.<\/span><\/p>\n

From experience we know that it is essential to oversee the top of the funnel. With this knowledge, we can inform buyers as extensively as possible during the orientation phase, which gives them a complete picture of all options before moving on to the selection phase. Next, it is important to have an efficient and simple process to get people to the bottom of the funnel quickly and comfortably. <\/span><\/p>\n

 <\/p>\n

Orientation <\/strong><\/p>\n

We often experience <\/span>that people have seen a house on the Internet and then want to focus on that particular house or place. Then it is necessary to first go back a step: Are you already well known in Spain? If not, it is important to pay attention to the region first. Given the major differences between the regions, we first look at your wishes and needs in order to estimate which region suits you best. <\/span>Are you already familiar in the region? Even then, it is important to first test whether that specific region best suits what you are looking for. <\/span><\/p>\n

Recently we had buyers who asked for our help with the specific purchase of an inland property in Murcia. They were interested in that particular property because the price was very attractive and they understood that it was the best possible apartment for their budget. <\/span>After further research, it turned out that they would actually prefer something within walking distance of amenities, near the beach, with sea views. They assumed that this would not be feasible given their modest budget. It turned out to be possible, about 3 hours further north, in the province of Castell\u00f3n. That is an emerging area with a lot of property offering, where they ultimately bought a first-line apartment with frontal sea views, well within their budget. The decision was quickly taken, because it was their dream home, found in a beautiful area that they had never heard of before. <\/span><\/p>\n

 <\/p>\n

Selection Process <\/strong><\/p>\n

Typically, while buyers are still in their home country, we start with a wide selection of properties in different places. This leads to a long list that is slowly reduced to a short list, in consultation with the buyers.<\/span><\/p>\n

By the time the on-site viewings start in Spain, an extensive pre-selection has already taken place. This preparation always pays off, because during the viewing days everyone is well prepared and it quickly becomes clear which place and\/or property appeals most. Sometimes the ideal house is immediately found and the choice is quickly made. It also happens that the ideal place is found, but the perfect property is not among them; or just the other way around. That is not a problem either, because in that case the buyers\u00b4 prefences get even clearer, so we can make adjustments and have refined viewings the next day. <\/span><\/p>\n

Experience has taught us that home buyers in Spain like to have gone through a thorough selection process themselves before taking a decision.
